Happy 4th of July! So far, it's been a beautiful summer. We have recently started to see some afternoon showers, which is refreshing. After a very snowy winter, we had a dry spring — and now we will hopefully get medium amounts of monsoon rain to balance things out.

The real estate market continues to be soft. Supply keeps increasing and demand is decreasing. This is just a continuation of what we have seen over the recent past, and it is very similar to most of the country.

On a positive note, it's a great time to buy!  Personally, my business is up over last year even though it is not what I'm used to in a normal year. Right now, I am working on sharpening my skills and working smarter to adjust for the current market conditions. I am trying to be more creative in my marketing. I am especially reaching out to my fellow Realtors to take advantage of their teamwork to sell my listings. In this market, pricing and presentation (or "staging") are key components in getting things sold.

Remember, if there is anything I can help you with or if you have any real estate questions I can answer, please don't hesitate to call your local realtor or send us an email.  And if you or anyone you know are looking to buy or sell real estate in other communities, I can help you find a good Realtor anywhere in the country with my "Certified Residential Specialist" referral network.

If you want to see what is currently listed in the Pagosa area, visit my real estate website.

I hope you and your families have a safe and fun filled holiday. I want to give special thanks to our troops overseas.
